Overview
Foundry was the tenant representative for the decommissioning of the existing 262k sq. ft. office and industrial to a new Class-A office.

ASSIGNMENT OVERVIEW
OUP’s existing 262k SF office & storage/distribution site was being underutilized therefore went under contract for sale.
A new office space was selected nearby to relocate to where they would adopt an Activity Based Working approach for the design of the space.
The existing space was decommissioned and all storage/distribution items within the warehouse were shipped to other locations for consolidation.
CHALLENGES
The unconventional situation and project delivery made it challenging to comprehend the full scope and magnitude of the existing space.
Coordinating with numerous department heads that were either in a work-from-home status or overseas at their headquarters.
Downsizing an office space of about 100k SF to 15k SF and prioritize/sort items to be moved to the new office, another location, storage, or discarded.
OUP had a firm opening date for return to work, but the design and scope was continually evolving.
A temporary mailroom was required during the time between the existing location being decommissioned and the new space being complete, which was about 10 weeks.
STRATEGY
Aligning with all department head team members with weekly coordination meetings both individually and as a team to understand their needs and how they operate.
Created a detailed decommissioning plan with inventory lists that assigned where office and warehouse supplies are to be distributed to.
Phased the new build-out design and construction for an early-stage demolition package for bid and selecting the GC to expedite the time to start the build-out, all while final CDs were being completed concurrently.
RESULTS
Completed decommissioning process of existing facility early allowing the sale to be expedited so the new owner could begin their own renovations.
Developed and proved this office design prototype for Activity Based Working is successful for OUP to implement at other locations.
Delivered the new space on-time for the grand opening so employees could return to the office with their hybrid work from office/home model.
